Market at Lake Tapps
Felton Properties determined that this aging retail building needed a refresh to improve the marketability of the center.
The existing sloped metal canopies and concrete sign bands were removed and replaced with steel canopies incorporating both metal and glass roofing panels. This new design allows for more daylight at the storefront and pedestrian areas. Building modulation of brick columns and stucco elements were added to accent portions of the building and to add depth to break up the long façade. All existing concrete façade panels were refinished with a new stucco finish system, and the entire building was repainted.
Site improvements included the addition of new curbside parking spaces for better customer access and additional pedestrian and canopy lighting for increased center safety. New contemporary landscaping at the pedestrian areas of the site further updated the space.
The design and construction of all elements were phased to allow all tenant spaces to remain open throughout the duration of the project.
